FORREST Trinity Resort: why Bukovel is an asset that works, not just a getaway

Bukovel has long outgrown its reputation as a purely ski destination: annual tourist flow reaches 2.5 million people, with quality hotels running at 100% occupancy in peak season and 67–73% off-season. Yet the market offers few fully managed hotel products — most listings are apart-complexes without centralized management.

FORREST Trinity Resort is built on a different logic. The project comprises three phases targeting distinct audiences — wellness and recovery, the MICE segment for business groups, and family holidays with a kids’ area and the panoramic FORREST Sky View restaurant. This creates three independent booking streams: if one segment softens, the others keep performing, giving owners stable income.

All 461+ units are placed under management by Maestro Hotel Management — a company with 10 years of experience that joined the project at the design stage together with developer Perspektyva Group (30 years of experience, 17 completed projects). The financial model is transparent: 80% of rental income goes to the owner, 20% to the management company from EBITDA.

Architecture is by Filimonov & Kashirina, interiors by Makhno Studio, with private slope access and 5G coverage. Legal protection follows the MOU model with state registry registration. Projected management yield reaches up to 12% annually in foreign currency, with asset capitalization of 19–20% before opening.

The first phase is scheduled for completion in Q4 2028.
